Ohio Housing Market Gains Momentum in April

Activity across the Ohio housing marketplace jumped in April, as sales increased 2.3 percent from the level reached during the month a year ago, according to Ohio REALTORS®.

Home sales in April 2025 reached 11,434, a 2.3% increase from the 11,178 home sales recorded during the month a year ago. The average sales price across Ohio in April reached $297,453, a 4.4% increase from the $284,939 mark posted in April 2024.

“April brought strong momentum to Ohio’s housing market as the spring homebuying season takes off,” says Ohio REALTORS President Michelle Billings. “Home prices are on the rise, and we’re seeing renewed energy from both buyers and sellers. This activity signals growing confidence in the market and a healthy outlook for the months ahead. An Ohio REALTOR serves as a professional partner, guiding buyers and sellers through the intricate process of home buying and selling, to successfully achieve their housing goals.”

Around the state, 10 out of 12 markets tracked experienced an increase in average sale price for the month compared to April 2024.

During the first four months of the year, home sales activity is down 2.2% compared to January-April 2024. Year-to-date sales (January-April 2024) reached 36,520, down from the 37,329 homes sold a year ago.

The average sales price during the period this year is $288,605, a 5.8% increase from the $272,686 mark set a year ago. Data provided to Ohio REALTORS by Multiple Listing Services includes residential closings for new and existing single-family homes and condominiums/co-ops.
