Three New Forms Added to the Ohio REALTORS Legal Library

Nov 7, 2025

Three new forms have been added to the Ohio REALTORS® Legal Library covering Mutual Releases and Request to Remedy.

Ohio REALTORS® is excited to announce the release of three new forms developed by the Forms Committee and approved by the Executive Committee — two mutual release and termination forms for buyer representation agreements, and one request to remedy form for use with the statewide residential purchase contract.

Stephen McCoy, VP of Legal & Regulatory Affairs, breaks down the difference between these forms in the video below, but we also have a short summary available before you watch!

The unconditional mutual release provides a clean termination between a brokerage and a buyer-client when both parties agree to end their relationship without any ongoing obligations. The conditional mutual release, on the other hand, maintains the protection period outlined in the buyer representation agreement, preserving a brokerage’s commission rights if a buyer later purchases a property introduced by that brokerage. These are designed to accompany the use of Ohio REALTORS® Buyer agreement forms only.

The third new form, the Request to Remedy, was created specifically for use with the Ohio REALTORS® Residential Contract. It allows buyers and sellers to document inspection-related repair requests and agreements in writing, simplifying negotiations and ensuring clear communication.

All three new forms are now available in the Ohio REALTORS® Forms Library and through e-signature platform providers.
