Breaking News: Wholesaling Reform Becomes Law in Ohio
Governor DeWine has officially signed Senate Bill 155, completing Ohio’s first major effort to regulate real estate wholesaling and strengthen consumer protections. The new law requires wholesalers to provide a clear disclosure before entering a contract, making sure homeowners understand the wholesaler’s role, their right to seek professional advice, and that the property may be sold below market value.
Property owners who do not receive and sign this disclosure can cancel the contract at any point before closing. Wholesalers who ignore the requirement can face enforcement under the Consumer Sales Practices Act.
This victory follows years of work by Ohio REALTORS® and strong bipartisan support in both chambers. The law will take effect in 90 days.
