Ohio's Housing Market Ends 2025 with Momentum
Ohio home sales grew 6.9% in December while prices, inventory and listings all posted year-over-year gains, according to the latest statewide housing data from Ohio REALTORS®.
Statewide home sales reached 10,075 in December 2025, marking a 6.9% increase from the 9,420 homes sold in December 2024. The median sales price across Ohio climbed to $250,000, up 2% from $245,000 one year earlier.
“Ohio’s housing market closed the year on a strong note,” said Ohio REALTORS® President Mic Gordon. “The growth in sales activity, combined with rising prices, inventory and listings, reflects steady buyer demand and improving market balance across the state. Active listings reached 28,122 in December 2025, a 2.3% year-over-year increase from 27,476 in December 2024 and 25,158 in December 2023.
Ohio ended December with 2.69 months of housing supply, a 1.1% increase from last year. While conditions are slightly improving, the market still leans toward sellers, since six months of supply is generally viewed as a balanced market.
Overall, Ohio ended 2025 with home sales activity up 1% compared to January-December 2024. Year-to-date sales (January-December 2025) reached 126,015, up from 124,446 homes sold a year ago.
The average sales price in 2025 was $256,775, a 6% increase from the $243,167 mark set in 2024.
