Ohio's Home Sales cool in January, prices and inventory make gains
Ohio home sales cooled 7.6% in January while prices, inventory and listings all posted year-over-year gains, according to the latest statewide housing data from Ohio REALTORS®.
Statewide home sales reached 6,539 in January 2026, marking a 7.6% decrease from the 7,073 homes sold in January 2025. The median sales price across Ohio climbed to $247,000, up 7.4% from $230,000 one year earlier.
“January’s severe winter weather certainly created some headwinds for buyers and sellers across Ohio, and that’s reflected in the temporary slowdown in sales activity,” said Ohio REALTORS® President Mic Gordon. “Snow, ice, and frigid temperatures can delay showings and closings, but they don’t diminish the underlying strength of our housing market. The encouraging news is that home values continue to rise, and both inventory and new listings improved year over year — clear signs that confidence in Ohio real estate remains strong. As we move toward the spring market, we’re optimistic that pent-up demand and improving conditions will translate into renewed momentum for buyers and sellers alike. Active listings reached 28,275 in January 2026, a 2.7% year-over-year increase from 27,518 in January 2025 and 25,588 in January 2024.
Ohio ended January with 2.69 months of housing supply, a 1.5% increase from last year. While conditions are beginning to ease, the market still leans toward sellers, since six months of supply is generally viewed as a balanced market.
