Ohio Home Prices Rise as February Sales Dip Slightly, Listings Increase

Ohio’s housing market saw an increase in listings and continued price growth in February, while home sales posted a modest year-over-year decline, according to the latest statewide housing data from Ohio REALTORS®.

Statewide home sales reached 7,384 in February 2026, marking a 2.5% decrease from the 7,574 homes sold in February 2025. The median sales price across Ohio climbed to $255,000, up 6.2% from $240,000 one year earlier.

“While February sales activity dipped slightly compared to last year, the continued rise in home values and the increase in available listings highlight the resilience of Ohio’s housing market,” said Ohio REALTORS® President Mic Gordon. “More homes entering the market is encouraging for buyers who have faced limited choices over the past few years. At the same time, strong price growth demonstrates the ongoing demand for homeownership across the state. Active listings reached 28,674 in February 2026, a 3% year-over-year increase, up from 27,824 in February 2025 and 26,174 in February 2024.

Ohio ended February with 2.74 months of housing supply, a 2.2% increase from last year. While inventory levels continue to improve slightly, the market still favors sellers, as six months of supply is typically considered a balanced housing market.
