Ohio Housing Market Gains Momentum as Sales, Prices and Listings Rise in July
Ohio's housing market continued its positive momentum in July as home sales, prices and active listings all increased from one year ago, according to Ohio REALTORS®.
Statewide home sales reached 12,723 in July 2026, marking a 2.5% increase from the 12,411 homes sold in July 2025. The median sales price across Ohio climbed to $285,000, up 3.6% from $275,000 one year earlier.
“Ohio’s summer housing market remains active, creating opportunities for both homebuyers and sellers,” said Ohio REALTORS® President Mic Gordon. “Buyers are benefiting from more homes coming to market and greater choice, while sellers continue to see strong demand and rising home values. With activity remaining strong during this busy season, an Ohio REALTOR® provides the local expertise and guidance consumers need to make confident decisions and achieve their housing goals.”
Active listings reached 39,641 in July 2026, a 3.5% year-over-year increase, compared to 38,252 in July 2025, 32,850 in July 2024, and 29,570 in July 2023.
At the end of July, Ohio had 3.72 months of housing supply, representing a 0.6% increase from the same period last year. While inventory remains below the six-month benchmark that typically defines a balanced market, the continued growth in active listings is providing buyers with more options than in recent years, even as market conditions continue to favor sellers.
