Ohio’s housing market shows resilience in August

Ohio’s housing market continued to show resilience in August, with home prices and new listings increasing compared to a year ago, while sales activity moderated, according to the latest statewide housing data from Ohio REALTORS®.

Statewide home sales reached 11,718 in August 2026, marking a 4.2% decrease from the 12,225 homes sold in August 2025. The median sales price across Ohio climbed to $268,000, up 4.4% from $255,000 one year earlier.

“Ohio’s housing market continues to demonstrate strength, particularly when it comes to home values,” said Ohio REALTORS® President Mic Gordon. “While sales were down compared to last August, buyers are seeing more homes come onto the market, creating additional opportunities for Ohioans who are looking to make a move. An Ohio REALTOR® provides the local expertise and guidance consumers need to make confident decisions and achieve their housing goals.”

Active listings reached 39,168 in August 2026, a 1.9% increase year over year, compared to 38,427 in August 2025, 33,563 in August 2024 and 29,812 in August 2023.

At the end of August, Ohio had 3.67 months of housing supply, representing a 1% decrease from the same period last year. Overall inventory conditions continue to favor sellers, with demand and supply continuing to support home values across the state.
