Ohio Housing Market Sees Sales Slowdown in September, While Home Prices Continue to Rise

Oct 23, 2026

Ohio’s housing market shows mixed signals in September, as sales activity declined compared to a year ago, while home prices, listings and inventory all post gains, according to the latest statewide housing data from Ohio REALTORS®. Rising interest rates and continued inflationary pressures are contributing to affordability challenges and a more cautious approach among prospective homebuyers.

Statewide home sales reached 11,311 in September 2026, marking a 4.4% decrease from the 11,822 homes sold in September 2025. Despite the slowdown in sales, the median sales price across Ohio rose to $274,900, a 5.7% increase from $260,000 one year earlier.

“Rising interest rates and persistently elevated inflation are putting additional pressure on household budgets, causing some prospective buyers to take a more cautious approach to entering the market,” said Ohio REALTORS® President Mic Gordon. “While these economic factors are contributing to slower sales activity, continued price appreciation demonstrates the resilience of Ohio’s housing market and the sustained demand for homeownership.”

Active listings totaled 39,844 in September 2026, a 3.6% increase year over year, compared to 38,424 in September 2025, 34,108 in September 2024 and 30,647 in September 2023.

At the end of September, Ohio had 3.74 months of housing supply, a 1.1% increase from the same period last year. While inventory has improved compared to previous years, it remains below the six-month benchmark typically associated with a balanced market, meaning conditions continue to favor sellers. Limited housing supply is helping support home values, even as higher borrowing costs and broader economic uncertainty impact buyer activity.

“Today’s market presents both challenges and opportunities for buyers and sellers,” Gordon added. “As market conditions continue to evolve, working with an Ohio REALTOR® is more important than ever. Whether navigating affordability concerns, evaluating pricing strategies or determining the right time to make a move, REALTORS® provide the local expertise and guidance consumers need to make informed, confident decisions.”
