    More than half of all Fair Housing Act complaints are filed based on disability; many of these alleging a housing provider failed to provide a reasonable accommodation. This session examines Fair Housing Act protections for individuals with disabilities and how housing providers should navigate a reasonable accommodation request. You'll get guidance on differentiating between service and support animals, determining when an accommodation is necessary and what makes a request unreasonable.

Use it or not, remember, our humanity is the best quality we bring to a transaction. AI should be used to improve communication, not replace it. Agents need to know when using AI is useful and when it may be creating something wrong, illegal, or unethical. All communication, in every form, is the responsibility of the agent. This session covers the fantastic benefits of using AI while reminding us of the importance of our humanity.

In this course, Trista examines recent litigation and explains the law behind the lawsuits. The course addresses some frequently asked questions like: “Can I still use floorplans in advertising?” “Can I be held responsible for something a chatbot tells a customer?” “What’s the deal with artificial intelligence?” “What’s antitrust again?” and introduces some new topics that agents need to be paying attention to.

    Keynote Speaker: Jason Roberts

    Jason Roberts is an artist, civic activist, and urban designer whose life's work has been dedicated to the creation of healthy, vibrant, and sustainable neighborhoods. In 2006, Jason formed the nonprofit organization, Oak Cliff Transit Authority, to revive the Dallas streetcar system, and later spearheaded the city's effort to garner a $23 million grant from the federal government to help reintroduce a modern streetcar system to Dallas. In 2010, Jason organized a series of Better Block projects, taking blighted blocks with vacant properties in Dallas and converting them into temporary, walkable districts with pop-up businesses, bike lanes, cafe seating, and landscaping. The project has become an open-sourced international movement occurring everywhere from Melbourne, Australia to Tehran, Iran, and has been featured in the New York Times, Washington Post, and Dwell Magazine. Jason has received a Champions of Change award from the U.S. White House, showcased in the 2012 Venice Biennale, and was listed in Planetizen's Top 100 Most Influential Urbanists.

    Communicating and demonstrating your value as a buyer agent is essential to getting hired by buyers who are looking to purchase a property. Securing written authorization to represent a buyer’s interest is a comprehensive conversation that is critical to long-term success. This session will help attendees effectively articulate what we can and can’t do by law, what we will and won’t do by office policy, what we must do according to the Code of Ethics and choose to do based on how we do our business.

    In this session, we’ll review some important license law reminders, disclosures, behaviors that may be license law violations, and forms that you may not know existed.  How are your agents addressing compensation if none is being offered in the MLS?  Social media mistakes are happening under your nose, as well as reckless clauses your agents are using that you are responsible for. The session will be wrapped up with field ramifications of the DOJ and the class action lawsuits.

    Now serving as a Sales Manager for eXp Realty, former Superintendent of the Ohio Division of Real Estate & Professional Licensing Anne Petit joins us to present this interactive look at the Canon and Code of Ethics, a discussion on what your REALTOR peers believe are ethical issues in the marketplace today, along with a deeper dive into recent Ohio Real Estate Commission cases involving ethical violations. Finally, we’ll think about what we, as licensees, can learn from the ethical code of the American Cowboy. This course satisfies both the Ohio Canon of Ethics and NAR's Code of Ethics requirements.

    CE: Field Ramifications of teh MLS/DOJ Lawsuits & NAR Commission Settlements

    In this session, we’ll evaluate the impact of possible outcomes to the MLS/DOJ lawsuits as they relate to field practice. Incorporating the changes to the Code of Ethics and MLS policy, each section of the 4 changes in the MLS/DOJ tentative agreement is evaluated from a license law, Code of Ethics and best to worst case perspective regarding the impact on business done in the field, choices brokers need to consider for their businesses and how they can proactively prepare their agents and their bottom line.
